Bangkok's for-sale market splits into developer new-builds and resale (second-hand) units. New-builds sell off-plan or on completion, often with the developer absorbing part of the transfer cost. Resale units are ready to move into, are usually cheaper per square metre in the same area, and let you inspect the actual room and the building's real condition rather than a show unit. Resale is also where the widest choice sits in mature areas like Sukhumvit, Sathorn and Silom, where little new land remains.

Prices range from about ฿2.5–4M for a studio in an outer area to ฿8–15M for a central one-bedroom and ฿30M+ for luxury units in prime Sukhumvit or Sathorn. Price per square metre is the clearest way to compare two units: central new-build condos run roughly ฿150,000–300,000/m². Comparing per-m² against other units in the same building, rather than against the asking price of a different building, is what tells you whether a unit is actually priced well.

Yes — foreigners can own a Bangkok condo outright (freehold), provided foreign buyers hold no more than 49% of the building's total floor area. The purchase funds must be transferred into Thailand in foreign currency for the freehold transfer to register. Because the quota is per-building and can already be full, the remaining foreign quota should be verified before you commit to a unit, not after.

Budget for the transfer fee (2% of appraised value, often split with the seller), specific business tax or stamp duty, and a sinking fund plus monthly common-area fees. Total transaction costs usually come to about 2–4% of the price. A new-build from a developer may bundle some of these in, so the same headline price can carry a different true cost depending on who you buy from.

A Bangkok condo bought to let is judged on net yield, not gross: monthly rent minus common-area fees, vacancy, furnishing wear and management, measured against the all-in purchase cost including transfer costs. Units within walking distance of a BTS or MRT station let faster and sit empty for less time, which usually matters more to the net figure than the headline rent does.
