What residents praise: The facilities are genuinely good and residents are consistent about it: an infinity rooftop pool looking out across the city, a gym bigger than most city-centre buildings manage, steam rooms, a sky garden and a further garden on the tenth floor, co-working space, a barbecue area and a movie room — all described as clean and well maintained. The practical details matter as much: there is a 24-hour 7-Eleven on site, a shuttle to BTS Ploen Chit and Central Embassy every thirty minutes from 7am to 6pm, and it is a six-to-ten-minute walk if you would rather do it on foot. Units are small but well designed, with large windows and a lot of natural light. Security and cleaning staff are singled out warmly and repeatedly.

Common complaints: This is a very large, very busy building, and the long-form reviews converge on the same problems. Face-recognition access is unreliable — three separate residents describe it failing at the door and in the lifts, least welcome late at night when there is nobody around to help. Scale is the next theme: one resident reports lift waits of five to eighteen minutes in a 43-storey tower and says the amenities, excellent as they are, have become steadily harder to get on to. Build quality draws specific, checkable complaints — poor air circulation so the air-conditioning runs constantly, no socket in the bathroom, water leaking from the ceiling above a kitchen sink, and walls thin enough that a dog barking across the hall is audible from inside a unit. Residents also report earthquake damage being repaired slowly and inconsistently, and one describes cracking in walls; ask the juristic office directly what was inspected and what is still outstanding rather than relying on either account. Several residents find juristic decisions erratic — rules and payment processes changing without notice. Smaller but real: balconies are too shallow to dry much laundry, there is no ATM on site, and the ground-floor 7-Eleven is small enough to run out of things.
