About The Royal Saladaeng Condo

The Royal Saladaeng is a condominium project, developed by Chartered Square Holding, located at 79 Sala Daeng Rd, Silom, Bang Rak, Bangkok 10500. Construction of The Royal Saladaeng was completed in 2006. The development comprises 1 building(s), with 29 floors and 71 units.

Our verdict on The Royal Saladaeng

A quiet, mature family building on Sala Daeng Road with two rail lines a six-minute walk away. The Royal Saladaeng is a 29-storey tower of about 70 large flats from the mid-2000s, mostly three-bedrooms of 150–236 sqm. Asks centre on about ฿179,000 per sqm. Buy it for space and a central Silom address at a lower price per square metre than the big Sathorn towers. Check the building's upkeep for yourself.

Who The Royal Saladaeng suits

Suits a family or long-stay executive tenant who wants three or four real bedrooms within walking distance of both BTS Sala Daeng and MRT Si Lom, Lumpini Park and the Silom office district. It does not suit a buyer looking for a small unit to let, because almost everything here is 145 sqm or more. Nor does it suit anyone who wants a new building with resort-style facilities.

Is The Royal Saladaeng a good investment?

Eight current sale asks run from about ฿165,000 to ฿220,000 per sqm, with a median near ฿179,000. Most are for units of around 235 sqm at ฿39–46.5 million. The rental market is deeper: three-bedrooms of about 150 sqm are advertised at a median of about ฿90,000 a month, within a range of roughly ฿72,000–150,000. With so few sale asks, each one moves the picture, so compare floor, view and renovation state unit by unit.

Resale price/sqm: ฿165,000–฿220,000 (indicative — confirm current figures before you buy)

Building age & management at The Royal Saladaeng

Facilities are those of a mid-2000s building: a pool, a gym, a sauna, a children's area, 24-hour security and covered parking. No common fee is reliably published, so ask the juristic office for the current fee and the sinking-fund balance. Ask too for the last AGM minutes, because a long-term resident has questioned how well the building is now maintained.

Reselling at The Royal Saladaeng

With only about 70 units, there are rarely more than a handful of sale listings, and some of those are the same unit at different prices. Large units in a building this age sell to a narrow pool of buyers, so expect a long marketing period. Thailand publishes no transaction register, so every figure here is an asking price, not a recorded sale.

Living in Silom

Sala Daeng Road runs between Silom and Rama 4, at the residential edge of the Silom business district, with Lumpini Park a short walk away. Restaurants, clinics and the Silom and Sathorn offices are all close, and the two stations put most of the city within a short ride.

Purchase funds must be remitted into Thailand in foreign currency and supported by a Foreign Exchange Transaction (FET) form at the Land Office.

The Royal Saladaeng vs The Met

The Met on Sathorn is the obvious comparison: a large-format family building of a similar era. Our guide puts it at about ฿200,000–260,000 per sqm, so The Royal Saladaeng asks roughly 10–30% less per square metre. Choose The Met for its scale and resort facilities. Choose The Royal Saladaeng for a quieter, smaller building with two rail lines a short walk away.
