Even the building's harshest reviewers concede the fundamentals, and that is telling: a genuinely prime Soi 39 position around 210 m from BTS Phrom Phong with EmQuartier and The Emporium at the mouth of the soi, facilities repeatedly called top-notch, and parking at just over 100% of units — uncommon at this price and size. It is a boutique 31-storey building rather than a mass-market tower, and the residents who are happy here rate it highly.
Common complaints:
One complaint dominates and it is very specific: humidity, and the mould that follows it. Separate residents writing across a five-year span describe black or green mould returning within days on built-in furniture, wardrobes and drawers despite regular professional cleaning, and several report wooden flooring lifting where moisture got under it. One recounts being advised by the juristic office itself to buy a ฿18,000 dehumidifier at their own cost; another was told at reception that the building runs humid. Some aspects get very little daylight, which does not help. Read this against the headline score — at 4.2 from a few dozen ratings plenty of residents are content — but the detailed reviews cluster hard on this single defect, so inspect the actual unit on the actual floor, and ask what has been done about it, before signing anything.
