Owner & landlord FAQ

How long does it take to find a renter for a property in Bangkok?
It typically takes 1 to 3 months to find a renter for a property in Bangkok. The timeline depends on the unit's interior decor, view and floorplan, the rent versus comparable properties, the state of the economy, the age of the building, the location, and your marketing efforts. Competitive pricing and professional photos shorten the wait.Read more
What happens if the lessee doesn't pay their rent?
If the lessee does not pay, the rules in the lease agreement apply. There is usually a short grace period, then daily late fees for a week or two, after which the lessor can evict. Under the 2019 Lease Control Law, a landlord can bar a non-paying tenant from the property and may collect up to 3 months' rent as a deposit, confiscated if the tenant breaches the lease.Read more
What information should a lease agreement contain in Thailand?
A Thai lease agreement should state the lease term, the names of everyone living at the property, the property address and owner, the security deposit amount and conditions, the rent amount, due date and late-fee policy, who is responsible for repairs, photos of furnishings with replacement prices, and rules on pets, parking and subletting.Read more
Is short-term renting legal in Thailand?
Short-term renting is restricted. Rentals under 30 days are illegal unless the property is licensed as a hotel under the 2004 Hotel Act, and the 2008 Condominium Act bars commercial activity in residential units. A 2018 Hua Hin court ruling fined hosts for Airbnb-style lets. Long-term leases of a year or more are the safe, standard option for landlords.Read more
Is it better to hire an agency to rent out a property in Thailand?
Hiring a TREBA-licensed agency saves landlords time and often money, handling marketing, tenant screening, lease signing and check-in or check-out. Bangkok agencies charge commission by lease length: about 2 months' rent for a 3-year lease, 1.5 for 2 years, 1 month for a 1-year lease and 0.5 for 6 months. Overseas owners especially benefit from professional management.Read more
How long does it take to sell property in Thailand?
The time depends on pricing, location, market demand, and property condition. Well-priced and well-located properties sell faster, while overpriced or poorly maintained ones take longer to attract serious buyers.Read more
