How this index is built
- Source: every live condo listing on PropertySights on the measurement date. Houses and townhouses are excluded.
- Prices are asking prices, not completed transactions. Price per m² is the listed price divided by the listed unit size.
- Each figure is a median, so a few outliers cannot move it. Listings outside sanity bands are dropped as data-entry errors: sizes of 15–500 m², sale prices of ฿30,000–500,000/m², rents of ฿150–3,000/m² a month.
- Gross yield is measured on the same unit: a listing carrying both a sale and a rent price gives rent × 12 ÷ price. This avoids comparing rents of one kind of stock with prices of another. It is an advertised gross figure, before costs, vacancy and tax.
- Area is the listing's neighbourhood as tagged on PropertySights, not the administrative district.
