Luxury Condos for Rent on Sukhumvit, Bangkok

Most rentals follow the same sequence. You view the unit, in person or by video, agree the rent and terms, and pay a reservation fee to take it off the market; that fee is normally credited to your first payment. You then sign a written lease, usually for 12 months, and pay the security deposit and the first month in advance before you get the keys. On move-in day, walk the unit with the owner or agent and record its condition. If you are a foreign tenant, the landlord must then report your address to immigration within 24 hours on form TM30.

Under the consumer-protection rules in force since 4 Sep 2025, landlords letting 3 or more units may take at most 3 months' deposit and advance rent combined, so the usual two months' deposit plus one month in advance sits exactly at the cap. Under the same rules the deposit comes back within 7 days of the lease ending if there is no damage, or within 14 days with only the actual repair cost deducted, and never for normal wear and tear. A tenant who has stayed at least half the term, with no arrears, may end the lease early on 30 days' written notice. An owner letting only one or two units is not bound by these rules, so ask for the same terms to be written into your lease.

Thai immigration law requires the house master, owner or possessor of a dwelling who takes in a foreign resident to report that person's address to immigration within 24 hours. This is the TM30 notification. It is the landlord's legal duty, not the tenant's, and it can be filed online with the Immigration Bureau or in person (in Bangkok, with the Immigration Division). A landlord who fails to file faces a fine of up to ฿2,000. It still matters to you: immigration commonly asks for the TM30 receipt when you extend a visa or report your address, so confirm it has been filed after you move in and keep a copy.

Paying a deposit before confirming who owns the unit: ask to see the title deed or the owner's ID, and pay into an account in the owner's or the agency's name. Moving in without a dated record of the unit's condition, which is what decides deposit deductions later: photograph every room and the inventory, and have both sides sign it. Not asking how electricity and water are billed: a unit on the building's own meter can cost more than one billed directly by the utility, and landlords covered by the 2025 rules may not charge above the utility's rate. And signing a lease with no early-exit clause, or one that lets the owner change the rent before the term ends.

The advertised rent normally covers the unit itself and use of the building's pool, gym and other shared facilities. Common-area fees are the owner's cost and are usually not passed on to the tenant, though it is worth confirming in the lease. On top of the rent you will normally pay electricity, water and internet yourself. Furnished units are the norm in central Bangkok; an unfurnished unit rents for less but means buying appliances and furniture yourself, so compare the two on a 12-month total rather than on the monthly rent alone.
